Fees, timing and permits come up on nearly every first call. Here are straight answers.

Still unsure? Mara reads every enquiry herself.

Do you take on small projects?

Yes. A single room, a staircase or a garden wall gets the same team and the same care as a new house. We tell you honestly on the first call if we’re not the right fit.

Most of our houses land between 9% and 13% of the build cost, billed per phase. After the site visit you get a fixed fee for the brief and concept, so you can decide before committing to the rest.

We prepare every drawing and report, submit on your behalf and answer the council’s questions until consent is granted.

Of course. We can tender to contractors we trust or work alongside one you already know, and we stay on site weekly either way.

Regularly. Recent projects took us to Spain, Belgium and Denmark. For anything further afield we partner with a local executive architect.

A new house typically takes 12 to 18 months from first sketch to keys. Interiors on their own usually run four to seven months.
